Residential Asbestos Testing: Protect Your Home and Health
- Eave and porch linings as asbestos cement sheet;
- Wall and ceiling linings in wet areas as asbestos cement products;
- Flooring materials as vinyl floor tiles and asbestos back linoleum, and;
- Within electrical cupboards as various materials.
For homeowners, understanding the potential health risks and importance of residential asbestos testing before conducting any renovation works is crucial in ensuring the safety and well-being of yourself and your family.
When to Consider Residential Asbestos Testing
Before Renovation or Demolition: If you’re planning any home improvement projects that may disturb existing building materials, testing ensures that you are able to identify any asbestos materials that may be impacted by the works and manage these materials in a safe manner.
After Discovering Damaged Building Materials: If the presence of asbestos in a deteriorated building material is unknown, and the building material is of an age and type likely to contain asbestos, testing the material for asbestos is recommended. Damaged building materials are more likely to generate dust and loose asbestos fibre (where present), leading to a greater risk of airborne asbestos fibre in the home, compared to if the material was in a stable condition.
Purchasing an Older Home: Knowing where asbestos is present and in what building materials can affect your decision to buy or negotiate the home’s price, anticipating the need for asbestos management or removal.
For Peace of Mind: For those who would like to identify asbestos materials in their home, with a mind to maintain them in a safe condition or to conduct the prioritised removal of asbestos materials.
The Process of Residential Asbestos Testing
Professional asbestos testing typically involves the following steps:
Initial Consultation: A consultant can discuss your concerns. Generally Identifibre will discuss a range of topics with you including:
- Why you require asbestos testing
- The age of the property and whether the need for sampling is required in your circumstances
- Building materials within your property
- Options for comprehensive building assessments, to make the sampling process more cost-effective in some circumstances
- Any concerns you have regarding asbestos and potential health risks
- Attendance to your house at a convenient time to suit you
- How long it will take to receive the results and your report
- An estimate or an up-front cost total
Sample Collection:
If the sample is to be collected by the home occupier, then the Identifibre consultant will discuss:
- What building material is to be collected
- Where it is located
- Tools to use to collect the sample
- The quantity of the sample to be collected
- How to collect the sample
- How to contain the sample
- How to repair the damaged material
If Identifibre comes to site to collect the sample, the area where the sample is to be collected from will be discussed with the client. Minimal impact on finishes and surfaces will be attained, where possible. Any minor holes or areas of damage will be sealed to prevent any asbestos fibre dust release and any dust resulting from the sampling process will be removed.
Laboratory Analysis: Samples are analysed in the Identifibre in-house NATA-accredited laboratory.
Depending on your needs, sample results can be provided on the same day as the receipt of the sample for most household building materials.
Sample Analysis Report: A NATA accredited sample analysis report is issued detailing the test results of the samples. The report will confirm if asbestos is present or not present in the sample and the type of asbestos if found.

A small sample is all that is required for analysis of most materials, approximately the size of a 20c piece. However, asbestos is not evenly distributed in vinyl tiles so to get an accurate result a larger sample of approximately 10x10cm or the size of a business card is required. For analysis of a soil or mulch sample, it is required that the sample does not exceed 150g in weight.
